Fesci Contract offers light steel frame homes at various levels of completion, from basic shells and advanced shells to turnkey and even fully furnished options. Once the contract is signed, we're ready to start designing your new home.

Fesci Contract works with its own team and collaborates with experienced designers, architects, and engineers to bring your vision to life. While we offer in-house design expertise, we highly recommend that you also have a local architect who understands your country's—and even your city's—specific regulations. These can include zoning limits, height restrictions, facade rules, energy efficiency standards, and structural certification requirements. We'll coordinate closely with your architect, design the steel frame and interior systems, and prepare everything for building permit submission.

Once your building permit is approved, we begin production! Your steel frames are precision-engineered and pre-assembled at our facility in Tekirdağ, Turkey. We then carefully load the frames, wall panels, electrical and plumbing materials, and all requested finishes into trucks or containers for delivery to your site. Typically, 10–20 days after delivery, our installation team arrives on-site to erect your home to the advanced shell stage in around 10–15 days. After that, our finishing team takes over, completing all the interior and exterior details as specified in your contract.

With construction complete, we coordinate with you to arrange local, licensed electricians and plumbers to make final connections to main power lines, water, sewer systems, and to install all electrical paneling. Certified local professionals will also handle any required natural gas connections. All systems are fully tested and certified. Final touches include furniture installation, caulking and sealing, and any adjustments requested during your walkthrough and inspection.

Your new home is now complete and ready for you! At handover, our guarantee period begins. Fesci Contract stands by its work with warranties ranging from 2 years for ceramics and furniture to 10 years for the integrity of the steel structure. After gathering all necessary information, our experienced design team prepares a comprehensive visual presentation, including mood boards that illustrate proposed colors, materials, and furniture layouts. We work closely with you to refine these concepts, incorporating feedback to ensure the design aligns perfectly with your vision. Final 3D renderings showcase how the selected elements will come together in your space. Custom furniture designs can also be developed as needed. Once approved, this "conceptual project" phase is complete.

If the client has already contracted an architect or designer who has prepared all necessary plans, drawings, and an itemized bill of quantities, we can skip these first two steps and focus directly on quoting for the detailed furniture list to streamline the process.

With the design finalized, our team prepares detailed implementation plans that serve as a clear guide for production and installation. This includes precise floor plans, furniture layouts, materials specifications, and comprehensive documentation to support accurate budgeting and scheduling. At this stage, Fesci Contract and the client sign a formal contract that includes the itemized bill of quantities, detailed technical specifications, agreed payment terms, and confirmed delivery dates. This ensures that all stakeholders have a shared, transparent understanding of project requirements and timelines before production begins.

Once the contract is signed, our production team gets to work. We partner with a dedicated factory offering over 8,000 m² of manufacturing space, where detailed drawings guide fabrication. Materials such as wood veneer, fabric, and metal components are carefully sourced from our trusted partners to meet your exact specifications. Our production facilities are equipped with advanced machinery and adhere to the highest quality standards, ensuring durable, attractive, and functional contract-grade furniture for every project.

When production is complete, your furniture is transported to the project site for professional assembly and installation. Our team ensures that all items are delivered safely and positioned precisely according to the approved design. We coordinate every detail to make sure your space is ready for use—on time, on budget, and to your satisfaction.
